GTA market, August 2025: 5,211 sales, up 2.3 percent year over year. New listings reached 14,038, up 9.4 percent year over year. The TRREB MLS average selling price came in near 1.02 million, and the MLS Home Price Index composite was down about 5.2 percent year over year, a signal that buyers still have leverage compared with last year.

 

Momentum check, month over month: On a seasonally adjusted basis, sales slipped 1.8 percent from July, and the HPI edged 0.1 percent lower to roughly 978 thousand. Translation, activity cooled slightly from July to August even as year over year sales improved.

 

Supply versus demand snapshot: With 5,211 sales against 14,038 new listings, the sales to new listings ratio sits near 37 percent, which is buyer-leaning. Inventory also rose year over year, adding choice and negotiation room for purchasers.

 

Rates and the week ahead: The Bank of Canada’s next policy announcement is Wednesday, September 17, and the current policy rate is 2.75 percent. After softer August jobs data, markets increased the odds of a cut at that meeting. Keep an eye on Wednesday morning, 9:45 a.m. ET.

 

Orangeville and Dufferin spotlight: Local indicators are steadier than the GTA headline trend. July in Orangeville showed about 50 sales, a median sold price near 781,500 dollars, about 38 days on market, and 183 active listings. Recent rolling stats also show average prices in the mid to high 700s with roughly 40 to 44 days on market, which points to balanced conditions. Sellers should plan for proper prep and realistic pricing, buyers can shop with patience and still find value.
